As our **Head of Operations Coliving Spaces**, you will lead the operations of our Co-spaces, ensuring our residents have an exceptional experience throughout. You will lead all on-site Operations and Community Management teams, building local communities, maximizing building efficiency and sustainability, and creating incredibly smooth and memorable experiences for our residents. **What we Offer** - A vibrant, family-run company with a very good track record in the real estate industry and startup scene - A close-knit team operating out of Aachen, Berlin and Münster - Flat hierarchies, open communication, and a say in your scope of work and what that means - POHA partner discounts, and excellent parties - Flexible working hours, hybrid working, and ability to work from all POHA locations - Always have your birthday off - Opportunity to serve your community 1 day/year through our POHA Act initiative - Annual Learning and Development budget - Plenty of memes and fun merch **Your Profile** - Highly enthusiastic about the POHA concept - Resilience & ability to succeed in a startup environment - Ability to work as a team and collaborate across multiple functions - Creative problem-solver with a "can-do" attitude and a talent for getting things done - Strong administrative and organizational skills and the ability to maintain a realistic balance among multiple priorities and an agile environment. - Ability to take the initiative, understand deadlines and priorities, and carry multiple projects simultaneously. - Excellent communication skills in English and German, as well as the confidence to communicate with and convince multiple stakeholders **Your Tasks** - Design and outline a unique and memorable resident journey through the Co-spaces. - Manage and cultivate partnerships with local and global entities to deliver exceptional services and host unique and unforgettable events. - Collaborate with the Sales & Marketing team to execute and define a lettings strategy that positions POHA House locally and attracts new residents. - Utilize and augment the current on-site technology assets, encompassing property management software, CRM systems, and the POHA App, to enhance resident satisfaction and optimize internal IT support operations effectively. - Take ownership of the properties’ operational costs and budgets and seek innovative ways to make properties more cost-efficient - Recruit, train, and supervise a capable and dedicated team. - Serve as the primary point of escalation and resolution for all Operations-related matters within the business. - Formulate a department strategy aligned with the broader business strategy. - Oversee the ramp-up of new markets and handovers of all buildings **Job-related requirements** - BA/BS degree or similar college-level education - Excellent command of English and German (written and spoken) - 5+ years experience in hotel/ co-living/ student housing operations or real estate operations as a whole - Experience letting spaces in the residential or hotel sector using various digital marketing strategies - Comfortable leading a SaaS infrastructure and understanding software pricing and data transfer methodologies - Experience with facility management and maintenance best practices - Passion for Co-spaces and our mission and a clear focus on resident experience - Knowledge in IoT and smart home technologies is beneficial - Knowledge and expertise in ecological sustainability and well-being is beneficial - Incredible negotiation skills - Outgoing, personable, and energetic personality - Ability to succeed in a startup environment - Ability to travel
