Director of Real Estate Operations

We are seeking a highly experienced and skilled Director of Real Estate Operations to join our team at Intuitive Surgical. As a key member of our Real Estate and Workplaces Services organization, you will be responsible for managing a broad range of corporate real estate initiatives located throughout the EMEA region.
Key Responsibilities- Real Estate Site Selection and Due Diligence
Work closely with the Director of Global Real Estate to support all activities related to the real estate site selection and due diligence process for property acquisitions and dispositions.
Site and Workplace ManagementSupport each site and workplace throughout the life cycle of occupancy, including all site building operational issues, employee site services, and property management responsibilities.
Construction Management and Project DeliveryWork closely with the Director of Design to support the architectural building design standards and construction implementation process for small- and large-scale site and building development.
Capital and Expense Budget ManagementManage corporate construction process tenant improvement work, renovations, relocations, and expansions of facilities, adhering to agreed practices and standards.
Contract Negotiation and AdministrationImplement architectural, mechanical, electrical design standards with a demonstrated knowledge and understanding of mechanical and electrical design practices for large-scale biotech manufacturing environments, clean rooms, lab environments.
Lease Administration and Property ManagementManage the lease administration process, rent payment process, and landlord relations, and property management as and when needed.
Financial Analysis and ReportingCreate and manage annual capital and expense budgets for the EMEA Theater, and provide feasibility studies and analysis based on total cost of ownership, including ROI, NPV, Cash & P/L analysis.
Strategic Real Estate PlanningAnalyze, evaluate, and make recommendations to senior management regarding real estate strategies and tactics, initiatives, programs, department goals, and objectives.
Operational Function ManagementManage all operational functions within each office, including general maintenance of the workspace, technical maintenance of mechanical and electrical equipment, and soft services such as cafeteria services, mail distribution, shipping receiving, office supplies, janitorial, and housekeeping services.
Financial Reporting and AnalysisManage monthly and quarterly P/L for the EMEA real estate portfolio, including budget forecasting, actual cost accounting, variance to budget analysis, accruals, and reconciliations.
Financial Reporting and AnalysisCreate financial reporting information that integrates with GL reporting requirements.
Requirements- Leadership and Experience
Strong leadership skills and experience in real estate matters and facilities operational issues.
Relationship BuildingAbility to develop and maintain positive relationships with in-house resources, business groups, operations personnel, and senior management.
External RelationshipsAbility to develop and maintain positive relationships with external resources, such as consultants, outsourced business partners, regulators, and municipalities.
Real Estate ExpertiseExpertise in the management of large-scale tenant improvement projects and green field building and development projects.
Construction ManagementExpertise in the management of construction management, and project management disciplines.
Communication and Analytical SkillsExcellent communicator, both oral and written, with strong analytical skills.
Results-Oriented and Self-MotivatedResults-oriented and comfortable with a management by objectives style of management, self-motivated, and excellent interpersonal skills.
Decision Making and Problem SolvingExcellent decision-making, problem-solving, and problem resolution/negotiation skills.
Travel and Budget ManagementAbility to travel throughout the EMEA region on a regular basis, with an emphasis on Germany, Switzerland, UK, Italy, Spain, and Bulgaria, and experience managing capital and expense budgets from the budget inception through monthly, quarterly, and year-end financial close periods.
Education and Training- Minimum Education
Minimum B.S. degree in one of the following: Architecture, Mechanical Design, Electrical Design, accredited Construction Project Management Degree, or other related engineering discipline.
Experience and Skills10 years of direct corporate level experience managing a theater of real estate and operations remote from corporate headquarters within a company of $3B in revenues or greater, experience in managing corporate real estate assets in the manner described above within the EMEA Theater, including direct experience in countries such as Western Europe countries and Bulgaria.
Technical SkillsStrong familiarity with the application and use of CAFM software, Microsoft Project Software, Excel Spreadsheets, Time management scheduling software, PeopleSoft H.R. Software, and financial analysis tools.
Team PlayerA team player comfortable working with a diversified role under the umbrella of a Real Estate and Workplaces Services organization in a self-directed yet centrally managed department structure.
