Position Overview
The selected candidate will take charge of the operational management of 2-3 German Special Funds from day one, working within the Fund Operations & Finance team. This role involves collaboration with various internal divisions including Fund Management, Investment, and Asset Management, as well as with external AIFM partners.
Key Responsibilities:
- Conducting thorough analyses of operational fund performance and executing monthly financial assessments aligned with fund strategies, objectives, and budgets.
- Participating actively in transaction teams.
- Preparing materials for Investor Board meetings alongside the Fund Manager and Head of Fund Operations & Finance.
- Reviewing and enhancing business processes, identifying optimization opportunities, and documenting modifications professionally.
- Drafting financial budgets for funds, gathering operational data from real estate and corporate administration, and formulating P&L projections in accordance with local-GAAP and German investment GAAP standards.
- Performing financial analyses, forecasting, and evaluating alternative financing options in collaboration with the internal Finance Manager. Reviewing legal and tax documents to pinpoint key tax implications and cash flow challenges, and integrating alternative financing strategies into financial models as needed.
- Maintaining comprehensive oversight of fund vehicles and investment corporations (SPVs), tracking administrative tasks such as registrations, contract management, and ensuring a smooth information flow between AEW divisions, AIFM, and external consultants.
- Developing investment frameworks for new funds, which includes creating investment models, defining key performance indicators, and refining financial structures to enhance customer appeal.
- Ensuring effective communication and information flow with other divisions, particularly Fund Management.
- Monitoring contract workflows, gathering essential information, and documenting critical process elements to support efficient completion of tasks.
- Preparing internal requisition forms for financial transfers and tracking their progress.
- Assisting in the development of tools and methodologies aimed at optimizing the newly established Fund Operations and Finance division as needed.
- Engaging in additional internal projects and responsibilities as required by the team.
Required Skills and Qualifications:
Technical:
Strong analytical capabilities
Extensive experience with MS Excel
University degree in Business Administration, Finance, Real Estate, Engineering, Tax, or Law
A minimum of 5 years of relevant work experience
Knowledge of finance is advantageous
Self-motivated with a passion for real estate and finance
Fluency in German (business level/native) and proficiency in English (very good skills); French is a plus.
