About the Role

We are seeking an Associate Director Fund Operations to join our team in Germany. The successful candidate will be responsible for the day-to-day operations of 2-3 German Special Funds. This will involve working closely with our internal divisions, including Fund Management, Investment, and Asset Management, as well as our external AIFM partner.

Key Responsibilities

  • Analyzing operational fund performance and making monthly financial performance checks in reflection with the fund strategy, targets, and budgets
  • Participating in the transaction team
  • Preparing Investor Board meetings with the Fund Manager and Head of Fund Operations & Finance
  • Reviewing business processes, analyzing optimization potential, and documenting changes and adjustments in a professional manner
  • Preparing fund financial budgets, requesting real estate operational figures, corporate administration figures, and developing P&L projections in local-GAAP accounting schemes and German investment GAAP accounting schemes
  • Analyzing finance, making forecasts, and analyzing optional finance together with the internal Finance Manager. Reviewing legal and tax memos, identifying key tax implications and cash flow constraints, and implementing optional finance schemes in financial models as circumstances occur or change
  • Maintaining full insight on the fund vehicles investment corporations (SPVs), tracking administrative processes, such as registrations, contract signings, and closures, drafting contracts and board motions, and ensuring an effective and efficient information workflow between AEW divisions, the AIFM, and external consultants
  • Developing investment structures of new funds, including the investment model, key performance indicators, and entire finance scheme, discussing hypothetical fund arithmetic in the team, and optimizing the model towards successful sale to customers
  • Maintaining responsive and efficient information workflow with other divisions, especially Fund Management
  • Tracking contract work flows, gathering information, and documenting essentials to the process, discussing process stages, and supporting the team in completing processes efficiently
  • Preparing internal order forms for money transfer, tracking workflow, and completion
  • On an as-needed-basis, assisting in the development of tools and methods to optimize the new established division Fund Operation and Finance
  • Participating in other internal projects and tasks, if required by the team

Requirements

We are looking for a highly motivated and experienced professional with a strong background in finance and real estate. The ideal candidate will have:

  • Very good analytical skills
  • Exceptional working experience with MS Excel
  • University study level in Business Administration, Finance, Real Estate, Engineering, Tax, or Law
  • Minimum 5 years working experience
  • Knowledge in finance would be an advantage
  • Self-endurance, high motivation, and affection for real estate and finance
  • German (business fluent/native) and English (very good skills), French would be an additional asset
  • Previous experience in a real estate company would be an asset
