Property Acquisition Manager

To enhance our Business Development Team, we are seeking a Development Manager / Real Estate Associate (m/f/x).
Following our acquisition by Stepstone Group Real Estate, we are on an exciting growth trajectory, focusing on expanding our presence in European cities through the acquisition and leasing of hotels and hostels. This role presents a unique opportunity within the hospitality sector, particularly on the real estate investment side. With our flat organizational structure, the successful candidate will experience rapid personal development and gain significant exposure and responsibility.
KEY RESPONSIBILITIES
Lead the acquisition of suitable properties, primarily within the DACH region. Provide analytical support during real estate transactions for the entire team, including financial analysis and underwriting processes. Assist with market and financial analysis during acquisition, leasing opportunities, and financing processes. Create and update financial models for acquisitions and leasing opportunities with support from Development Managers. Prepare investment memorandums and information packages for internal committees, boards, and financial institutions. Analyze operational data of existing hostel properties for performance benchmarking and underwriting purposes. Support the Head of Development throughout transactions, including letters of intent, structuring, and negotiation of transactional documents. Evaluate potential development and capital project proposals to ensure alignment with operating performance and investment return criteria.CANDIDATE PROFILE
In-depth understanding of real estate acquisition dynamics and a strong interest in the hospitality sector. 3-4 years of experience in an analytical, investment, or real estate development role. Strong research and analytical skills. Good understanding of financial statements, including profit and loss, balance sheets, and cash-flow statements. Ability to work independently as well as collaboratively within a team. Excellent organizational skills with attention to detail and the ability to prioritize tasks. Proficient in English and German; additional European languages are a plus. Professional demeanor with effective verbal and non-verbal communication skills. Proficient in MS Office, particularly Excel and PowerPoint, along with financial modeling capabilities.OUR OFFER
