ABOUT THE ROLE

As the VP/Director of Real Estate Strategy and Operations, you will architect Numa's real estate strategy, manage the underwriting team, refine the deal underwriting process, continuously refine predictive models, and extract meaningful insights from historical data to guide pivotal business decisions. In this role, you will spearhead the development, implementation, and oversight of business processes, systems, reports, and strategies to enhance the efficiency of our deal closures. The successful candidate will collaborate closely with cross-functional teams to establish and oversee the management of business cadences. Additionally, this role will drive continuous enhancements and updates to our reporting tools (CRM), methodologies, and processes to refine our deal funnel.

You will possess a meticulous eye for detail, strong analytical skills, and exceptional problem-solving abilities. Collaboration with sales and functional teams will be essential for success in this role. You will champion straightforward, scalable solutions to complex challenges, demonstrate a proven track record of building high-performing teams, possess strong project management skills, and effectively communicate complex analytical findings in a clear and concise manner, both in written and verbal formats."

Key Responsibilities:

  • Real Estate Strategy Development:
    • Formulate and implement the company's real estate strategy in alignment with overall business goals.
    • Conduct market analysis to identify trends, opportunities, and risks in the real estate landscape.
    • Collaborate with executive leadership to develop long-term plans for real estate portfolio growth and optimization.

  • Deal Underwriting:
    • Oversee the underwriting team and process of real estate assets.
    • Conduct financial analyses to evaluate the performance of existing properties and propose strategies for improvement.
  • Operational Excellence:
    • Adept at developing and implementing sophisticated systems and tools for CRM, sales compensation, revenue reporting, forecasting, and other critical business processes.
    • Monitor and manage location acquisition budgets and capital improvement projects.

  • Risk Management:
    • Identify and mitigate potential risks associated with real estate transactions in close cross-functional collaboration with internal teams involved in a project.

  • Cross-Functional Collaboration:
    • Work closely with finance, legal, and other departments to integrate real estate strategies with broader business objectives.
    • Collaborate with development teams on new construction projects and renovations.

  • Reporting and Analysis:
    • Prepare regular reports and presentations for senior leadership, summarising real estate underwriting and sales funnel conversion performance and key metrics.
    • Utilise data and analytics to drive informed decision-making related to real estate initiatives.
ABOUT YOU
  • Experienced leader with a proven track record of driving success in Finance, Sales Operations, Business Development, or related fields.
  • Bachelor's degree in Business Administration or a related field (Master's degree preferred).
  • Extensive experience in business development, strategic consulting, real estate strategy, and operations.
  • Strong understanding of analytical and financial analysis.
  • Proven ability to lead and manage cross-functional teams.
  • Excellent negotiation, communication, and interpersonal skills.
  • Strategic thinker with a results-oriented mindset.
