WE ARE LOOKING FOR

We are seeking an experienced Commercial Asset Manager to join our team. The successful candidate will manage dedicated portfolio of our logistics assets in Germany.

Location: Frankfurt or Hamburg

SOME OF THE INTERESTING CHALLENGES AHEAD OF YOU

  • Support with the day-to-day Commercial-Asset Management tasks for assigned assets/projects from existing investments including specific properties acquired or developed in Germany, by asset-holding companies. Final decisions may not be made on behalf of companies holding German real estate, but recommendations given to those with decision-making authority in those companies.
  • Monitoring of financial performance of the real estate asset in accordance with underwriting, current market conditions and applicable regulations (leasing, conformity with regulations, cash flow, etc.).
  • Providing advice and support to all Asset Management teams at the P3 Group Corporate level, especially to P3 Logistic Parks s.r.o. (“Czech ManCo”) with regard to German real estate matters, but without participating in the process of negotiating, concluding or terminating contracts.
  • Support with the drafting of annual operating budgets and long-term business plans as well as follow-up and actualization from a German Asset Management perspective.
  • Support with the implementation of marketing strategies at individual property level, according to requirements set by the asset-holding companies as well as providing assistance in group-wide key account management.
  • Assistance, preparation of overviews and monitoring of the leasing process, support in lease negotiations; initiate and follow-up on internal validation of leasing transactions as required by the asset-holding companies.
  • Assisting the asset-holding companies in communications with internal or third-party service providers (e.g. property managers) and authorities, but without taking any decisions and without appearing as the sole and ultimate contact for the third-party service providers (i.e. all communication has to be addressed to, and decided at the level of, the respective asset-holding companies) and monitoring of their activities.
  • Ensuring adequate documentation of relevant communications among asset-holding companies, third-party service providers and other relevant P3 group functions at the corporate level, and the safe-keeping records of such documentation.
  • Provide relevant data and reporting to P3 financial controlling and reporting teams.
  • Review of monthly property management and leasing reports.
  • Participation in annual internal/external employee evaluation and review processes.
  • Assist with the development of a hold/sell strategy in accordance with the annual operating budget and long-term business plans.
  • Support and assist teams at the P3 Group corporate level, in particular Czech ManCo in the disposition process for any assigned assets/properties approved for sale by the asset-holding companies; preparation of all relevant data and compilation of relevant documents in the disposal process.
  • Support with implementation of risk management measures at the lease, asset and portfolio levels, including rent and service charge payment security, insurance, etc., as required by the asset-holding companies.
  • Support and assist corporate teams in the acquisition process for any new assets or development projects.
  • Communicate continually with all relevant teams to contribute to and ensure an appropriate decision-making process regarding the assets and document communication accordingly.
  • Comply with all group-wide guidelines, directions and instructions and use only approved templates.

WHAT YOU NEED TO SHINE IN THIS ROLE

  • Min. 2-3 years of experience in Real Estate (ideally Asset Management background).
  • Languages: German (native or bilingual) + English (professional working level).
  • Knowledge of ERP system Yardi (would be advantage).
  • Supporting approach, service/client orientation.
  • Negotiation skills (willingness to negotiate leases).
  • Willingness to achieve outperforming results.
