We are currently hiring a Business Development Manager to drive our expansion into Germany.

Key Responsibilities:

  • Site Development:
    Identify and evaluate potential store locations through comprehensive market analysis, feasibility studies, site visits, and presentations.
  • Location Strategy:
    Determine optimal locations for new store openings in alignment with the company's expansion goals.
  • Expansion Planning:
    Develop and maintain a store opening pipeline, timeline, and work plan to achieve expansion targets.
  • Lease Negotiation:
    Negotiate rental terms to secure commercially viable leases and contracts, and prepare related legal documents (e.g., MoUs, Terms & Conditions).
  • Mall & Landowner Engagement:
    Negotiate with malls and property owners to secure prime advertising and promotional spaces in a cost-effective manner, and oversee execution.
  • Regulatory Coordination:
    Facilitate the collection and submission of required documentation from landlords to obtain necessary store licenses and permits.
  • Budget Management:
    Prepare and manage budgets for store development projects.
  • Store Fit-Out:
    Negotiate contractor rates, oversee fit-out works, manage equipment setup, and ensure timely completion of outlets that meet operational and sales readiness standards.
  • Project Liaison:
    Act as the primary point of contact for all external stakeholders involved in site development projects.
  • Reporting:
    Provide timely updates and reports to the Country Head or other designated leadership or committees on project status, performance, and key developments.

Key Requirements:

  • Proven track record in a similar role, preferably within a multinational company (MNC) or a leading local retail organization.
  • Strong understanding of prime retail sites and malls, with established relationships with landlords, property agents, and leasing managers/directors to efficiently build a pipeline of store locations.
  • Ability to navigate local government processes and compete effectively with major retail players in the market.
  • Deep understanding of key retail performance metrics, including rent-to-sales ratio and rental cost per square meter relative to competitors.
  • Good command of English and proficiency in local languages.
  • Prior experience working in a regional capacity is an advantage.
