Key Responsibilities:

1. Facility Maintenance and Operations:

\u2022 Ensure high standards in the maintenance of the facility, including cleaning, HVAC, electrical, plumbing, and other critical systems.
\u2022 Schedule and supervise maintenance work, both routine and emergency, to ensure minimal disruption to operations.
\u2022 Manage and maintain building security, including access control, alarm systems, and emergency preparedness.

2. Health and Safety Compliance:

\u2022 Ensure compliance with local, state, and federal regulations regarding workplace safety and building codes.
\u2022 Develop, implement, and regularly update health and safety policies.
\u2022 Conduct regular safety inspections and audits, implementing corrective actions when necessary.

3. Budget and Resource Management:

\u2022 Prepare, manage, and monitor the facility\u2019s operating budget, including expenses for maintenance, utilities, and supplies.
\u2022 Negotiate contracts with vendors and service providers, ensuring cost-effectiveness and quality of service.
\u2022 Track and report on key performance indicators (KPIs) related to facility management.

4. Project Management:

\u2022 Plan and oversee facility-related projects, such as layout changes, renovations, expansions, or new construction.
\u2022 Coordinate with Hyundai Engineering, architects, contractors, and other stakeholders to ensure projects are completed on time, within budget, and to the required standards.
\u2022 Manage the allocation and utilization of space within the facility to meet the changing needs of the organization.

5. Vendor and Contract Management:

\u2022 Manage relationships with external service providers, including cleaning services, security firms, and maintenance contractors.
\u2022 Oversee the procurement of materials and services, ensuring compliance with company policies and procedures.
\u2022 Monitor vendor performance and resolve any issues.

6. Sustainability and Environmental Management:

\u2022 Implement sustainable practices to reduce energy consumption, waste, and the facility\u2019s overall environmental impact.
\u2022 Monitor and report on energy usage, recycling programs, and other sustainability initiatives.
\u2022 Promote environmental awareness among staff and tenants.

7. Tenant and Occupant Services:

\u2022 Serve as the primary point of contact for tenants or building occupants regarding facility-related issues.
\u2022 Address and resolve complaints or concerns related to the building\u2019s operation or maintenance.
\u2022 Ensure that all occupants are aware of and comply with facility policies and procedures.

About You:

\u2022 Vocational school graduate with relevant certifications (e.g., Facility Management Professional - FMP, Certified Facility Manager - CFM).
\u2022 Bachelor\u2019s degree in Facility Management, Engineering, Business Administration would be a plus.
\u2022 Minimum of 2 years of experience in facility management, with a proven track record of managing complex facilities.
\u2022 In-depth understanding of German health and safety regulations and building codes.
\u2022 Familiarity with sustainability practices in facility management.
\u2022 Knowledge of security systems, emergency preparedness, and access control.
\u2022 Proficiency in budgeting and financial management related to facility operations, including renovations and construction.
\u2022 Strong project management skills with experience in overseeing complex projects.
\u2022 Knowledge of project management principles as applied to facility-related projects.
\u2022 Experience in Vendor and contract management with excellent negotiation skills.
\u2022 Strong analytical skills to identify issues and implement effective solutions.
\u2022 Excellent verbal and written communication skills in both German and English, with the ability to interact with a wide range of stakeholders.
\u2022 Highly organized, with the ability to manage multiple tasks and projects simultaneously.
\u2022 Meticulous in ensuring that all aspects of facility management are handled to high standards.
\u2022 Emergency response and crisis management skills, with ability to work flexible hours when necessary.
