The Role: The Property Finance Team is responsible for managing external property accountants and service providers, preparing monthly and annual accounts on property level, and handling finance tasks such as budget vs. actual analysis, cash management, and external reporting.

The team works closely with internal departments, fund and asset management teams, and external partners, overseeing a portfolio of around 80 properties valued at approximately €3bn in retail, logistics, and mixed-use sectors across Germany and continental Europe.

This position does not require any regulatory designation.

Key Responsibilities:

  • Financial management of development and investment properties in Europe
  • Support to Asset & Fund Managers, auditors, and accounting teams
  • Interaction with Nuveen Real Estate offices globally for property-related reporting
  • Hands-on involvement in reporting, cash flow management, and process enhancement
  • Oversight of third-party service providers (e.g., Managing Agents)

Main Duties and Responsibilities:

Annually:

  • Preparation of year-end financial statements and reports at property level
  • Main contact for property-related audit queries
  • Management of tax compliance and adherence at property level
  • Review of annual service charge reconciliations

Quarterly:

  • Assistance in preparing finance sections for quarterly investment reports and fund performance reviews
  • Preparation of quarterly liquidity requests

Monthly:

  • Managing month-end closing processes
  • Control and review of balance sheet and P&L accounts at property level
  • Maintaining tenancy master data and accounting system interface
  • VAT calculation and reconciliation by property
  • Quality review and reporting of tenancy master data

Ongoing:

  • Daily accounting tasks
  • Collaboration with managing agents for process standardization
  • Preparation and review of internal department reporting
  • Addressing ad-hoc accounting queries
  • Ensuring proper review and maintenance of process descriptions

General:

  • Ad-hoc project work as needed
  • Invoice approvals and cash management
  • Due diligence support for investment/divestment activities
  • Assistance in IT projects

Technical Skills & Qualifications Required:

  • Qualified accountant (ACA/ACCA/CIMA or equivalent)
  • Experience in Property and/or Fund accounting
  • Proficiency in Excel, Word, Outlook, and accounting systems
  • Knowledge of local accounting standards and tax law
  • Fluency in German and English
