The Property Finance Team responsibility focuses on managing external property accountants and service providers, preparing and reviewing monthly and annual accounts on property level, and handling tasks like budget vs. actual analysis, cash management, and external reporting.
The Property Finance Team collaborates with internal departments, fund and asset management teams, and various external business partners, overseeing a portfolio of around 80 properties totaling approximately €3 billion invested in retail, logistics, and mixed-use sectors across Germany and continental Europe.
This role does not require any regulatory designation.

Key responsibilities include:
- Financial management of development and investment properties in Europe
- Supporting Asset & Fund Managers, KVGs, auditors, corporate accountants, etc.
- Interacting with Nuveen Real Estate offices globally and assisting with property-related reporting requirements
- Hands-on involvement with reporting, cash flow management, and process improvement
- Providing support on indirect management and oversight of third-party service providers (e.g., Managing Agents)
Main Duties and Responsibilities:
Annually:
- Preparation of year-end financial statements and reports on property level
- Point of contact for property-related audit queries
- Managing tax compliance process and adherence on property level
- Reviewing annual service charge reconciliations
Quarterly:
- Support in preparing finance sections for quarterly investment reports to investors and fund performance, risk, and compliance steering
- Preparation of quarterly liquidity requests (cash flow management)
Monthly:
- Managing Month-End Close and coordination
- Controlling and reviewing balance sheet and P&L accounts on property level
- Supporting a smooth technical interface to clients' accounting system for both accounting and tenancy master data
- Calculation and reconciliation of VAT by property
- Monthly quality review, management, and reporting of tenancy master data maintenance on MRI
Ongoing:
- Handling day-to-day accounting issues
- Liaising with managing agents and the wider Nuveen Real Estate team for process standardization and efficiencies
- Preparing and reviewing reporting for various internal departments (Performance, Treasury, etc.)
- Clarifying ad-hoc accounting queries with external property and fund accountants
- Interacting closely with Nuveen Real Estate offices globally and assisting with all reporting requirements
- Ensuring 4-Eye-Review when necessary for important, complicated reports and analysis
- Preparing and continuously updating process descriptions
General:
- Additional ad-hoc project work
- Approving invoices
- Managing cash
- Handling ad-hoc queries
- Assisting with due diligence on investment/divestment activities
- Supporting IT projects
Technical Skills & Qualifications Required:
- Qualified accountant (ACA/ACCA/CIMA or equivalent like Bilanzbuchhalter IHK or Assistant tax consultant)
- Experience in Property and/or Fund accounting
- Proficiency in Excel, Word, Outlook & accounting systems (MRI experience desirable)
- Working knowledge of local accounting standards
- Good understanding of tax law (desirable)
- Fluency in German and English
