About the Role:
We are seeking a highly motivated and skilled Investment Analyst to join our team at JD. As a key member of our growth strategies team, you will be responsible for building and managing a logistics real estate portfolio in Germany, aligning with our company's long-term objectives of globalizing our business.
Key Responsibilities:
- Source new deals by interacting effectively with brokers, sellers, and developers, and develop financial models to evaluate potential deals, analyze key risks, and propose ways to optimize returns.
- Research and prepare market and competitor intelligence to help with internal strategic directions, and provide research data to update underwriting assumptions.
- Assist in due diligence and transaction of new deals, including managing internal and external stakeholders, and synthesizing large amounts of data into a clear concise understanding of critical investment risks/drivers.
- Prepare investment memos for the Investment Committee for new deals and major CapEx of existing projects, as well as presentations for potential investors.
- Maintain effective working relationships with internal and external stakeholders, including brokers, appraisers, bankers/lenders, financial and tax consultants, legal counsels, technical advisors, and joint venture partners.
- Support asset management function and actively monitor and analyze project performance after closing, updating financial models for ongoing investments, and proactively identifying any upcoming material deviation from underwriting.
Requirements:
- 2-3 years of prior real estate investment or financing experience in real estate investment firms, fund managers, institutional investors, banks/lenders, developers, or similar entities.
- Robust financial modeling skills for complex real estate projects, including development, value-add, and core-plus projects with multiple shareholders/JV partnership structures and complex capital stacks.
- Solid understanding of macroeconomic trends, capital market conditions, and real estate fundamentals, and ability to translate that knowledge into practical underwriting assumptions and analysis of potential and existing projects.
- Effective communication skills and cross-culture sensitivity with internal and external stakeholders of varied seniorities.
- English and Chinese language proficiency a must, and professional working level German language skill is strongly desirable.
- Proficient in Microsoft Suite and Argus.
