The HVAC Maintenance Specialist will play a crucial role in supporting the Facilities Engineering Operations & Maintenance (FEO&M) division by executing routine and preventive maintenance, diagnosing issues, and repairing heating, ventilation, and air conditioning (HVAC) systems within the facility. This position is dedicated to ensuring the reliability, efficiency, and optimal functionality of HVAC systems to provide a comfortable and safe environment.
Key Responsibilities
- Conduct regular inspections of all engineering systems and equipment, monitoring their operations, and maintaining detailed equipment logs.
- Guide and mentor junior HVAC technicians.
- Operate and maintain essential engineering systems and equipment that deliver heating, utility, and conditioned water, ventilation, and air conditioning, adhering to diagrams, operating manuals, industry standards, and manufacturer specifications.
- Oversee and manage building equipment; proficiently operate the facility's Building Automation Systems (BAS).
- Manage fire alarm panels, including disabling and re-arming as necessary.
- Utilize testing equipment and devices relevant to building operating systems and analyze the results effectively.
- Operate and maintain gas-fired steam boilers.
- Perform additional related duties as assigned.
- Conduct maintenance on engineering systems and equipment, including but not limited to chillers, VAV systems, HVAC controls, and fire safety sprinkler systems.
- Inspect and adjust mechanical systems and equipment; execute preventive maintenance services while adhering to energy efficiency models.
- Record and report all faults, deficiencies, and unusual occurrences, responding to emergencies to protect occupants and property.
- Independently perform maintenance activities in Data Center or mission-critical environments.
- Operate and maintain critical systems such as HVAC, CRAC units, life safety systems, and utility systems.
- Willingness to travel as required.
- A minimum of 8 years of commercial HVAC experience with a high school diploma or GED.
- Completion of a recognized HVAC technical training program or apprenticeship is preferred.
- Possession of a Top Secret Clearance is required.
- Ability to lift at least 100 pounds and carry 60 pounds for extended periods.
- Capable of relocating a 12-foot stepladder without assistance.
- Comfortable working at heights up to 60 feet and maintaining balance on various platforms.
- Engage in physical activities such as walking, climbing, lifting, and reaching overhead regularly.
- Possess good vision (correctable) and the ability to communicate effectively in English.
- Ability to identify potential issues and apply general rules to specific problems.
- Skilled in combining information to draw conclusions and recognize relationships among events.
- Able to see details at close range and understand spoken information clearly.
