Real Estate Manager (m/f/d) for Germany and the Netherlands

We are seeking a Real Estate Manager (m/f/d) to join our dynamic team.

About JD Sports: We are a prominent multi-channel retailer specializing in sneakers, sports fashion, and outdoor brands, with a workforce of over 75,000 across 38 countries and 3,400 retail locations.

This role focuses on the management and enhancement of our existing real estate assets rather than expanding our portfolio.

Key Responsibilities:

  • Engage in proactive discussions regarding rental agreements, lease renewals, and operational break options to minimize costs while maximizing trading opportunities.
  • Obtain necessary landlord approvals for alterations and ensure compliance with lease terms to mitigate risks.
  • Oversee service charge expenditures, ensuring value for money and challenging excessive charges.
  • Manage external agents and oversee settlement negotiations for property dilapidations.
  • Review and authorize invoices related to lease agreements.
  • Provide property-specific advice to internal stakeholders.
  • Collaborate with the Maintenance team and landlords to address repair obligations and health and safety issues promptly.
  • Maintain and update project schedules and provide regular updates on significant lease negotiations.
  • Participate in due diligence for potential acquisitions.
  • Ensure the Property Database is current and compliant with relevant regulations.
  • Optimize the use of under-utilized or vacant spaces to minimize costs.

Ideal Candidate Profile:

  • University degree (Bachelor's or Master's) in real estate management or business administration, with additional qualifications in real estate economics preferred.
  • Extensive experience in managing complex real estate portfolios.
  • Knowledge of real estate valuation and market analysis.
  • Familiarity with rental and purchase contract law, along with negotiation skills.
  • Willingness to travel as required.
  • Fluency in both German and English is essential.
