We are currently seeking a Real Estate Manager (m/f/d) to enhance our team.

About JD Group - we are a prominent multi-channel retailer in the sneaker, sports fashion, and outdoor brands sector, employing over 75,000 individuals across 38 countries and operating 3,400 stores. In Germany, we maintain over 80 locations with a workforce of 1,400.

It is important to note that we are not expanding our portfolio at this time; rather, we are specifically in search of a Real Estate Manager (m/f/d) dedicated to the upkeep and enhancement of our current real estate assets.

Reporting directly to the European Estate Manager, this full-time role will primarily focus on overseeing
the existing real estate portfolio in Germany and the Netherlands. Key responsibilities include:

  • Engaging in proactive rent negotiations, lease renewals, lease adjustments, and operational break options after securing formal Board approval, aiming to minimize occupational expenses while maximizing trading opportunities.
  • Obtaining landlords' approvals for modifications and other lease consents (such as change of use or assignment applications) while ensuring adherence to specific lease terms to mitigate forfeiture risks.
  • Managing service charge expenditures within the designated area, ensuring value for money in all instances of common charges, and challenging those that appear excessive.
  • Overseeing external agents as needed and managing interim and final dilapidation settlements to achieve the most favorable outcomes for the Group.
  • Investigating and authorizing invoices issued by landlords or other parties under lease agreements.
  • Providing property-specific guidance on inquiries related to properties within the relevant area from other business sectors.
  • Collaborating closely with both the Maintenance team and landlords to ensure prompt and effective resolution of landlord repair obligations and addressing any health and safety concerns requiring landlord involvement.
  • Regularly updating work in progress schedules and providing necessary updates at suitable intervals on project work, such as multiple applications for changes in legal holding companies or comprehensive lease renegotiations.
  • Participating in due diligence efforts during proposed acquisitions of companies or properties.
  • Ensuring the departmental Property Database (Qube Horizon) is consistently maintained and updated, providing comprehensive and current information accessible to team members or other Group departments upon request, while ensuring full compliance with IFRS 16.
  • Striving to re-utilize under-utilized or vacant spaces within the business wherever feasible, while minimizing costs associated with vacant properties.

The ideal candidate should possess the following qualifications and experience:

  • A completed university degree (Bachelor's or Master's) focused on real estate management or general business administration, preferably with an additional qualification in real estate economics.
  • Extensive prior experience in real estate asset management of complex property portfolios.
  • Demonstrated knowledge and experience in real estate valuation and market value assessment.
  • Familiarity with rental and purchase contract law, along with negotiation experience in contract discussions.
  • Willingness to travel as required.
  • Proficiency in both German and English languages enhances your profile.
