Your Responsibilities

Portfolio & Property Management

• Oversee a designated portfolio of properties across South Germany and Austria, ensuring 360° property management.
• Ensure high-quality tenant experiences by maintaining properties to top standards, conducting regular inspections, and coordinating maintenance.
• Manage lease agreements, understand occupancy needs, and proactively handle lease extensions or renewals.
• Ensure compliance with local tenancy laws, building regulations, and safety standards.

Leadership & Team Development

• Lead, mentor, and develop the Property and Facilities Management teams across South Germany and Austria, ensuring strong performance and professional growth.
• Foster a customer-centric culture, ensuring prompt issue resolution and high tenant satisfaction.
• Set and monitor team KPIs, aligning with business objectives and operational goals.

Tenant & Landlord Relations

• Act as the main point of contact for landlords, tenants, and external partners, managing expectations and resolving issues proactively.
• Support leasing and tenant onboarding activities, including site visits, property tours, and contract negotiations.
• Manage escalations and complex tenant matters with a problem-solving mindset.

Finance and Operations Management:

• Develop and manage property budgets, ensuring profitability through cost control and revenue optimization.
• Oversee operating expenses, and utility cost analysis to ensure financial efficiency.
• Work closely with external vendors, maintenance providers, and facility managers to guarantee high-quality services.
• Continuously analyze and optimize operational processes, proposing improvements to enhance efficiency and tenant satisfaction.

Your Qualifications

• 5+ years of experience in Property Management, Real Estate Operations, or a similar role, with at least 3 years of leadership experience.
• Strong understanding of residential property management principles, tenancy laws, and regulatory compliance in Germany, Austria, and Switzerland.
• Proven experience managing property portfolios, lease negotiations, and financial budgeting.
• Excellent leadership and team management skills, with a track record of developing high-performing teams.
• Strong negotiation, conflict resolution, and communication skills, with the ability to engage effectively with landlords, tenants, and vendors.
• A data-driven mindset, using KPIs and analytics to improve operations.
• Fluent in German (C1 level) and English—essential for effective communication with stakeholders across regions.
• Proficiency in property management software, CRM tools (e.g., Salesforce), and ticketing systems (e.g., Freshdesk) is a plus.
• Highly organized, proactive, and results-oriented, with a strong sense of ownership and accountability.
• Willingness to travel to South Germany and Austria for site visits, property inspections, and meetings with landlords and stakeholders.
