We are currently seeking a Real Estate Manager (m/f/d) to become a vital part of our team.

About Us - JD Group is a prominent multi-channel retailer specializing in sneakers, sports fashion, and outdoor brands, employing over 75,000 individuals across 38 countries with 3,400 retail locations. In Germany, we operate more than 80 stores and employ approximately 1,400 team members.

Please be aware that our current focus is not on expanding our portfolio but rather on enhancing and maintaining our existing real estate assets.

Reporting directly to the European Estate Manager, this full-time role primarily entails overseeing
the Group's current real estate portfolio in Germany and the Netherlands. Your key responsibilities will include:

  • Engaging in proactive discussions regarding rent, lease renewals, lease adjustments, and operational break options, ensuring formal Board approval to minimize occupational expenses while maximizing trading opportunities.
  • Obtaining necessary landlord consents for alterations and other lease-related approvals (such as change of use or assignments) while ensuring compliance with specific lease terms to mitigate forfeiture risks.
  • Managing service charge expenditures within the portfolio, ensuring value for money in all common charges and challenging those that appear excessive.
  • Coordinating with external agents as needed and managing interim and terminal dilapidation settlements to achieve the most favorable outcomes for the Group.
  • Reviewing and authorizing invoices issued by landlords or other parties under lease agreements.
  • Providing property-specific guidance on inquiries related to properties within your designated area from other business sectors.
  • Collaborating closely with the Maintenance team and landlords to ensure prompt and effective resolution of landlord repair obligations and addressing any health and safety issues requiring landlord involvement.
  • Regularly updating work in progress schedules and providing timely updates on project work, including multiple applications for changes in legal holding companies or comprehensive lease renegotiations.
  • Participating in due diligence efforts during potential acquisitions of companies or properties.
  • Maintaining and updating the departmental Property Database (Qube Horizon) to ensure comprehensive and current information is accessible to team members and other Group departments, while ensuring compliance with IFRS 16.
  • Ensuring that under-utilized or vacant spaces are repurposed within the business whenever feasible, minimizing costs associated with vacant properties.

The ideal candidate should possess the following qualifications and experience:

  • A completed university degree (Bachelor's or Master's) in real estate management or general business administration, preferably supplemented by a qualification in real estate economics.
  • Extensive experience in real estate asset management, particularly with complex property portfolios.
  • Demonstrated knowledge and experience in real estate valuation and market value assessment.
  • Familiarity with rental and purchase contract law, along with negotiation experience in contract discussions.
  • Willingness to travel as required.
  • Proficient in both German and English, enhancing your profile.
