Position Overview

Vantage Data Centers is seeking a dedicated Director of Development Delivery to spearhead our expanding project management division across the EMEA region. This pivotal role entails providing comprehensive leadership to our project management teams and key internal stakeholders as we scale our operations. The selected candidate will be responsible for overseeing essential entitlement and permitting processes, along with all facets of construction management.

Key Responsibilities

• Develop and standardize the overall construction program to ensure consistent project delivery, focusing on reducing cycle times and costs.

• Create and refine project tools, processes, and procedures to guarantee the successful launch of projects.

• Establish key business engagement processes that facilitate swift decision-making by the leadership team.

• Implement a comprehensive Quality Assurance/Quality Control (QA/QC) program to proactively identify and mitigate risks throughout the project lifecycle.

• Collaborate with cross-functional teams, including Operations, Engineering, Procurement, and Finance, to enhance project outcomes.

• Lead all construction aspects, from pre-construction and design to commissioning and project closeout, through effective delegation.

• Ensure accountability within the project team for budget management and monthly forecasting.

• Foster a culture of coordination and integration among internal stakeholders throughout the project lifecycle.

Additional Duties

• Oversee the execution of development projects from inception to commissioning, preparing regular reports on progress.

• Manage resource allocation and workflow for both direct reports and third-party contractors.

• Drive daily construction decisions to resolution, ensuring compliance with all applicable requirements.

• Facilitate the creation and management of Requests for Proposals (RFPs) for capital projects.

• Establish project budgets and prepare approval packages for the executive team.

• Support sales initiatives by ensuring customer requirements are met in accordance with lease agreements.

• Collaborate with the Director of Construction Cost and Finance to produce monthly project forecasts and variance analyses.

• Manage vendor and contractor relationships, ensuring qualification and ongoing maintenance.

• Review monthly billing with direct reports to confirm accuracy and compliance with budget.

• Ensure continuous improvement by capturing lessons learned and integrating them into future projects.

• Promote a strong Environmental Health and Safety (EHS) philosophy, implementing programs to enhance safety on construction sites.

• Ensure compliance with project turnover documentation requirements to operations.

Qualifications

• Bachelor’s degree in construction management or a related field, or equivalent experience.

• 7-10 years of management experience required; 10-15 years preferred.

• Experience in data center construction is essential.

• Proficiency in civil, structural, architectural, and MEP construction management is required.

• Strong command of Microsoft Office and project management tools such as MS Project or P6.

• Excellent communication and interpersonal skills, with the ability to engage effectively with stakeholders at all levels.

• Proven ability to work collaboratively across diverse teams and cultures.

• Strong analytical and problem-solving skills, with a process-driven mindset.

• Fluent in English and German.
