Position Overview
The HVAC Maintenance Specialist will play a crucial role in the Facilities Engineering Operations & Maintenance (FEO&M) division by executing routine and preventive upkeep, diagnosing issues, and repairing heating, ventilation, and air conditioning (HVAC) systems within the organization. This position is dedicated to ensuring the dependability, efficiency, and peak performance of HVAC systems to foster a comfortable and secure environment.
Key Responsibilities
- Conduct regular inspections of all engineering systems and equipment, monitoring their operations, and maintaining detailed equipment logs.
- Provide guidance and mentorship to junior HVAC technicians.
- Operate and maintain essential engineering systems and equipment that deliver heating, utility, and conditioned water, ventilation, air conditioning, and other critical environmental systems in accordance with schematics, operational manuals, industry standards, and manufacturer specifications.
- Monitor and manage building equipment; operate the facility's Building Automation Systems (BAS).
- Manage fire alarm panels as necessary.
- Utilize testing equipment and devices relevant to building operating systems and interpret test results effectively.
- Operate and maintain gas-fired steam boilers.
- Perform additional related duties as assigned.
- Carry out maintenance on engineering systems and equipment, including but not limited to chillers, VAV systems, HVAC controls, and fire safety sprinkler systems.
- Inspect and adjust mechanical systems; execute specific preventive maintenance tasks while adhering to energy efficiency models.
- Document and report all faults, deficiencies, and unusual occurrences. Respond to emergencies and perform necessary actions to protect occupants and property.
- Under minimal supervision, conduct maintenance activities in data centers or mission-critical environments.
- Operate and maintain essential systems such as HVAC, CRAC units, life safety systems, and utility systems.
- Willingness to travel up to 50% for assignments.
Experience and Qualifications
- A minimum of 8 years of commercial HVAC experience, with a high school diploma or GED.
- Completion of a recognized HVAC technical training program or apprenticeship is preferred.
- Top Secret Clearance Requirement.
Physical Abilities
- Ability to lift at least 100 pounds at once and 60 pounds for extended periods.
- Capable of relocating a 12-foot stepladder without assistance.
- Comfortable working at heights up to 60 feet and maintaining balance on various types of ladders.
- Engage in routine physical activities such as walking, climbing, lifting, squatting, crawling, kneeling, pushing, pulling, and reaching overhead.
- Possess good vision (correctable) and the ability to hear and communicate effectively in English.
- Able to use a standard ladder while adhering to weight limits and carrying tools.
- Recognize potential issues before they escalate.
- Apply general principles to specific problems to derive logical solutions.
- Integrate information to form general conclusions.
- Maintain attention to detail in close-range tasks.
- Listen and comprehend information conveyed through spoken communication.
