In the area of housing management: Independently evaluates permanent and temporary relocation travel orders, gathers essential information from military personnel, civilians, and their families, and utilizes various data systems necessary for processing housing applications for both on-post and off-post accommodations. Assesses applicants' housing eligibility, determines the appropriate eligibility date, and calculates the number of bedrooms permitted, as well as waiting times for on-post housing or availability of private rental options, necessitating comprehensive knowledge of housing policies and regulations. Identifies instances when housing is unavailable and prepares certificates of non-availability as required. Collaborates with senior military officials and key civilian personnel to ascertain housing needs when necessary. Reviews requests for temporary lodging allowance eligibility, evaluates justification for extensions, and prepares relevant certificates for the finance office. Manages financial documentation, including cash collection vouchers and statements of charges, or initiates investigations into property loss as needed. Responds to inquiries via phone, email, and in-person, maintaining a customer service-oriented approach. Maintains the official Army housing database, ensuring accurate records are kept. For on-post housing: Provides explanations of relevant housing and relocation regulations, advising customers on housing assignments and installation policies. Determines eligibility for housing, eligibility dates, and bedroom assignments, adding applicants to the appropriate waiting lists in the Army database. Issues housing offer letters and, upon acceptance, facilitates the assignment of new residents to their accommodations, completing all necessary documentation, including specific local requirements. Prepares and submits housing assignment and termination orders to the finance office to manage housing allowances. Conducts inspections related to occupancy changes, including assignments and terminations, and assesses facility maintenance and cleanliness, advising occupants on their responsibilities. Ensures accountability of keys in compliance with Army regulations. Operates the automated General/Flag Officer Module as needed. Prepares correspondence and reports for approval by senior management as required. Provides timely updates to the Army housing database, ensuring accurate tracking of occupancy data. For private rentals: Inspects off-post rental properties to assess their suitability for referral to military personnel and their families. Engages with property owners and rental agencies to align with U.S. housing standards. Offers guidance to military personnel and civilians relocating to the area, explaining local rental laws and contractual obligations. Coordinates appointments and provides translation services during rental negotiations, assisting in the preparation of rental agreements and necessary documentation. Schedules and attends move-in appointments as required. Evaluates customer eligibility for housing allowances and assists in completing necessary forms. Acts as a liaison for real estate agents and property managers, facilitating communication and resolving rental disputes. For unaccompanied housing: Clarifies applicable regulations and installation policies for unaccompanied quarters. Determines housing eligibility and manages waiting lists accordingly. Issues housing offer letters and oversees the assignment process, ensuring all documentation is completed accurately. Conducts inspections and maintains accountability for facility conditions. Updates the Army database to reflect occupancy changes and assists in managing barracks operations. Provides training on housing and furnishings to military personnel as assigned. Participates in meetings to advise leadership on barracks management responsibilities. Performs additional duties as assigned.
QualificationsApplicants must possess a valid German driver's license (Class B).
Proficiency in office automation is required.
LANGUAGE PROFICIENCY:
English proficiency at level B2 and German proficiency at level C1 are mandatory.
