We are seeking a Facility Operations Manager - Facility Management (m/w/d) for our expanding business area Global Workplace Solutions (GWS) in Germany in full-time (40 hours/week).

YOUR IMPACT WITH US
  • Ensure that all contractually agreed Facility Management services are delivered to maintain and support site operations, adhering to internal cost and safety standards.
  • Actively nurture and continuously develop existing client relationships.
  • Comprehensive operational management of services at the site; ongoing optimization based on established KPIs.
  • Ensure compliance with health and safety regulations and processes, including the implementation of preventive measures.
  • Responsible for targeted personnel planning and necessary personnel actions.
  • Conduct regular performance evaluations and employee discussions, along with corresponding goal and development agreements.
  • Support during audits.
  • Assist in sales activities.
  • Manage and coordinate all technical operations.
  • Establish regular meetings with suppliers to monitor key activities and ensure contractual KPIs are met.
  • Proactively support the Facility Manager; oversee all PPM schedules to ensure compliance with local regulations.
  • Manage overall site access in collaboration with the client’s reception and security team.
  • Ensure that health and safety regulations are adhered to in all contractor activities.
  • Supervise all contractor activities in cleaning and maintenance, including SLA compliance.
  • Main point of contact for all daily building operations.
  • Overall responsibility for the safety and well-being of employees and building users.
  • Manage FAMIS 360 tickets.
  • Monitor seating plans to ensure that layouts and desk numbering are up to date; collaborate with EMEA space planning regarding all office moves and changes.
  • Ensure that asset registers are current.
  • Utilize the Operations Tracker to provide written updates on all significant operational activities.
  • Cover reception during breaks, vacations, or illness.
  • Ensure that all office supplies are ordered and managed, keeping printing centers adequately stocked.
  • Manage suppliers in line with sustainability goals - raise general awareness of waste recycling.
  • Responsible for the complete handover of tasks to suppliers and colleagues before any absence.
  • Support and manage the onboarding process for all new employees, including orientation in the building, emergency procedures, building access badges, account access for room and desk booking systems, locker assignments, and social facilities.
  • Coordinate on-site events, assisting with logistics and catering orders.
YOUR STRENGTHS
  • Completed degree in business or technical studies, ideally with a focus on Facility Management, or alternatively, completed training as a master craftsman or specialist in a relevant profession.
  • Several years of relevant professional experience and experience in team leadership.
  • Extensive knowledge and practical experience in health and safety measures.
  • Understanding of complex business contexts, as well as strong analytical thinking skills.
  • Structured, independent, and goal-oriented working style.
  • High resilience and flexibility.
  • Strong customer and service orientation.
  • Proficient in MS Office.
  • Very good German and English language skills.
