Mit einem kürzlich akquirierten Gewerbepark Portfolio von gut €1 Mrd. und jährlichen Mieteinnahmen von ca. €50Mio. p.a. ist ein stabiler Grundstein für das weitere Wachstum in Deutschland gelegt. Innerhalb der nächsten 5 Jahre will man das Portfolio verdoppeln und dies vor allem mit Neubauprojekten.

**Ihre Aufgabe**
- Verantwortung für alle Schritte der Projektentwicklungen in der betreffenden Region
- Der Construction & Development Director überwacht die Projekte von der Anfangsphase bis zum Ende, d. h. einschließlich der Due-Diligence-Prüfung des Standorts, der Genehmigungsverfahren, der Vorbereitung des Standorts und der Bauphase.
- Verhandlungen mit Behörden und anderen Beteiligten in allen Phasen der Projektrealisierung
- Sie stellen sicher, dass die Projekte innerhalb des vereinbarten Zeit
- und Budgetrahmens realisiert werden
- Überwachung der Budgeterstellung und Steuerung der Ausschreibungs
- und Vergabeprozesse
- Überwachung der Planungsvorbereitung; Kommunikation mit dem internen Planungsteam sowie mit externen Planern
- Kontrolle der Arbeiten vor Ort, der Qualitäten und der Terminplanung
- Vorbereitung des Projektreportings und der Liquiditätsplanung
- Die Tätigkeit des Construction & Development Director beschränkt sich nicht nur auf das Baumanagement, sondern umfasst auch Aktivitäten zur Geschäftsentwicklung, insbesondere:

- Kommunikation mit Kunden / potenziellen sowie bestehenden Mietern, Teilnahme an und Unterstützung von Geschäftsverhandlungen, Erstellung erster Budgets und Kostenvoranschläge für Kundenanforderungen und Weiterleitung der Anforderungen an das Planungsteam; Verfolgung der korrekten Umsetzung dieser Anforderungen in der Planung und Dokumentation
- Bewertung neuer Entwicklungsmöglichkeiten; Teilnahme und Führen von Verhandlungen mit Grundstückseigentümern, Behörden, Bürgermeistern etc.
- Ausbau langfristiger Beziehungen zu Geschäftspartnern, Kunden und Lieferanten

**Das bringen Sie mit**
- Einschlägiger Hochschulabschluss - mindestens Bachelor-Abschluss in Bauingenieurwesen oder vergleichbar;
- Einschlägige technische Kenntnisse und Erfahrungen;
- Mindestens 5 Jahre Berufserfahrung in einer Projektleiterposition, Erfahrung mit Gewerbeimmobilien, Kenntnisse der Logistikimmobilie sind von Vorteil
- Gute Englischkenntnisse sind von Vorteil
- Erfahrung mit Genehmigungs
- und Ausschreibungsverfahren und die Fähigkeit, diese Verfahren zu leiten.
