Hospitality Asset Manager

For a portfolio of 15 existing hotels in Germany, Switzerland, Austria, Italy and Denmark operated under the 25hours Hotels and Jo&Joe brands, KNSA Hospitality is looking for an Asset Manager to oversee the operations of these hotels. 

On a day-to-day basis, the Asset Manager will liaise on behalf of the Owner, KNSA Hospitality, with the Manager (Brands) to ensure proper execution of Hotel Management Contracts and maintain the value and financial equilibrium of the hotel assets. In general, this involves establishing effective communication channels with stakeholders in order to obtain accurate information and be included in the relevant discussions for proper decision-making in the interest of KNSA Hospitality.

Monitor the financial performance of the hotels with the support of Financial controlling team

• Review of numbers (Revenue, GOP, Ebitda, NOI) in comparison with budget and previous year;
• Participate in the validation process for annual budgets and forecasts;
• Keep a particularly close eye on direct and indirect costs, and draw attention to any slippage;
• Keep track on Brands billables;

Supervise Capex in close collaboration with the Project Managers team

• Clarify rules on Capex process and projects approval;
• Participate in Capex annual budgets approval and long term planning;
• Monitor the execution of approved Capex projects;

Ensure optimal revenue management

• Keep track of the hotels’ sales and marketing targets;
• Focus on F&B revenue;
• Advise when actions should be taken to optimize revenue;

Review operational aspects

• Ensure that significant operational decisions are discussed and agreed between KNSA Hospitality and the Manager (HR policies, Sales & Marketing, F&B concepts, etc.);
• Ensure that the on-going projects are moving along at the property level;
• Review all major contracts;

Relationships with landlords

• Keep track of rents and conduct all related negotiations.

Qualifications

Advanced financial analysis skills

Good knowledge of Hospitality Industry

Excellent verbal and written communication skills

Fluent in German & English, ideally in French as well.
